Thinking of building your own home on a waterfront lot in Naples? You want to be able to say, “We built it.”? There remain several opportunities to build your own custom home and have your boat in your backyard. However, there is only so much waterfront property and therefore, it does come at a premium. The new construction in the neighborhoods below has been extremely active in the last 8 months and we have not seen any signs of slowing down – just drive around and see for yourself. Here is a snapshot of the vacant waterfront lots located west of Route 41 that are currently on the market for sale:
Aqualane Shores – at this time, there are 3 waterfront lots for sale ranging in price from $1,650,000 to $3,450,000 and all of them enjoy a great location close to the downtown area with no bridges to the Gulf of Mexico.
Barefoot Beach – this upscale neighborhood is located in the northwest corner of Collier County and has a unique geographic characteristic of being both a boating community and being situated on the beach. Right now, there are 3 lots for sale priced from $550,000 to $2,250,000.
Connors at Vanderbilt Beach – this neighborhood is made up of 500 single family homes all sited on canals surrounding Vanderbilt Lagoon. Access to the Gulf of Mexico is through Wiggins Pass with one bridge but, the clearance is a high 20 feet. Currently, there are 7 waterfront/canal lots for sale listed between $467,500 and $1,399,000 with closed sale prices depending on proximity to the beach, position on the individual canal and exposure to the sun.
Coquina Sands – at this writing, there is only one vacant waterfront lot available for sale in the desirable neighborhood of Coquina Sands. It is priced at $2,195,000 while enjoying western sunset exposure and being surrounded by newer upscale homes.
Park Shore – Just 2 waterfront lots for sale in this neighborhood and both are listed at $2.4M (+/-)

Port Royal– this prestigious neighborhood offers 8 lots for sale, as of this morning. They are priced from $3,450,000 to $12,500,000 for a parcel that is comprised of two large buildable lots. Most of these properties have eligibility for Port Royal Club membership. Home sites are located either on deep water canals or on Naples Bay with no bridges to the Gulf of Mexico.
If none of the available vacant waterfront lots suit your needs, you may want to consider a “tear down” to start fresh with your own custom design. Either way, you’ll be able say, “We built it.”
