Custom Built and New Construction in Olde Naples – Latest Design Trend

Olde Naples has always been the most expensive and most desired area in Naples.  With quite a number of old Florida homes becoming too old for a remodel/renovation (though some still offer good bones for a remodel with a reputable company), it was expected that the time would come where these homes would be torn down and Olde Naples re-built.  Buyers from all over (nationally & internationally) are rushing into a buying frenzy of anything that is Olde Naples.  Expensive?  Not at all, not yet… a 2 bedroom 2800 sq ft condo in cold Manhattan for $4.5 M is expensive, but a 3 bedroom+Den 3500 sq ft home in sunny, warm, tropical Naples with no State tax, at $2.6M is a steal!

Thirty days on the market? gone.  Two weeks on the market? gone.  A week or just 3 days? gone.  Even on the grand opening evening where we were invited to view the new construction of 4 single family homes (cottage style) – two were gone.

If you are looking for a new home in Olde Naples, time is of the essence, prices are going up fast and what used to be an 8 month wait for the new construction to be completed is now 1 year –  and soon you will have to wait for 1 1/2 years for your home to be built.  Either way, it will take you a year to put your hands on a completed new built home, you might as well sign up with a builder and get on their schedule early.  Unfortunately “tear downs” are either expensive or extremely rare, so going direct to owners not on the market is sometimes our only way.  Where to start?
