We’re off to a great start for the 2018 season in Naples! Already in the past 60 days, there have been 1,300 closed sales in Naples with another 1,300 properties currently under contract and headed to settlement. It’s only the first week in February and typically the pace only picks up from here until after Easter. If you are a seller, then get on the market now and make sure that you are accurately priced to capture attention right away. If you are a buyer, make your offers sooner than later while you have a bigger selection of properties from which to choose.
Let’s take a closer look at the activity for single family homes and villas. (We’ll look at condominiums next time.) At the moment, there are 761 MLS listings pending (under contract) for homes and villas. That’s a lot of activity and more than the same period of time compared to last year. Here is the breakdown by price range:

- Single Family Homes and Villas listed for sale between $500,000 and $1M…….186
- Single Family Homes and Villas listed for sale from $1M to $2M……………………..70
- Single Family Homes and Villas listed from $2M and up…………………………………65
Where is the action? Which neighborhoods and communities are doing well? Where should I invest my money? There are a few communities that we expect to see activity because they do well year in and year out, others because they are transitioning rapidly and then there are properties on the water – they only made a limited amount of waterfront property so canal homes are very strong. Rock solid communities with plentiful amenities are Pelican Bay and Pelican Marsh. Neighborhoods enjoying a great location west of Route 41 and have long been sought after are Park Shore, Moorings and Coquina Sands. The future is in Pine Ridge Estates – the only neighborhood with large lots (1+ acres to over 2 acres) and a great location and no two homes are the same. Olde Naples has always been desirable but comes with its own price tag. For the investor, Naples Park is the place to be for seasonal rental properties within walking distance to the beach, no HOA fees and no restrictions whatsoever for leasing periods.
