September and October can be the very best time for a real estate buyer in Naples, Florida. Although there is more activity and foot traffic with “lookers” during the high season months of January, February and March, many times we are able to negotiate better deals for buyers during the off season months of September and October. It’s a great time of year here in Naples – the weather is super, less humidity, kids are back in school, fewer tourists, no waiting lines for restaurants and a great time to be a buyer. The best deals are negotiated when a serious buyer finds a serious seller whether it’s a condo, house, canal home, villa or a vacant lot.
Sellers are more inclined to entertain offers in September and October – their motivation increases as the property showings have decreased. If a seller is on the market for sale in the summer, it means that they really do want to sell and don’t relish the thought of carrying the property into another season. There can be several reasons why a home, villa or condo did not sell during the busy season and those reasons only serve to present opportunities for the serious buyer. The classic scenario we have seen repeated many times over is a seller who is overly optimistic with the asking price during the winter and spring months. If a seller comes on the market with an exaggerated list price, the property is going to sit and not get shown to prospective buyers as much as if it might if priced accurately. Buyers have access via the internet to closely follow properties and real estate – they are not going toe in a rush to visit a property that they know is overpriced. So, the busy season comes and goes without a contract and now the seller is still on the market in the summer. Perhaps they reduced the asking price too late in the season because they were resistant or sluggish to react to the actual market.
