Prices will vary depending on exact location (end of a cul-de-sac has more value than a property along Vanderbilt Drive), view (wider water view gets more money), age of the home, square footage, condition, grandfathered boathouse (premium for this feature because no new permits to be issued for covered boathouse) and southern versus northern exposure on your pool (some buyers demand the southern exposure so that the pool is in the sun during the winter months).
