Here are three neighborhoods in Pelican Bay under condominium management and one of the villa neighborhoods that are popular and to which residents have a strong loyalty for good reasons.
L’Ambiance is a coach home style neighborhood that offers a location that is easily walkable to the community center, tennis courts, the spa facilities and the fitness center. Also, it’s an easy walk to the shopping center with the Publix grocery store, restaurants and stores. People like the architecture, having a garage and being pet friendly.When you are not occupying the home yourself they rent out very well on a short term seasonal basis to cover your carrying costs. With a variety of floor plans and square footage, many of the owners in L’Ambiance are full time residents so there is always activity in the neighborhood year around.
Pebble Creek also enjoys location but that neighborhood’s claim to fame is being right across from the north tram station. Just walk out of the main gated entrance and hop on the tram to ride out to the beach, the Marker 36 restaurant and bar, pavilion and facilities. Parking is either in detached garages or under the buildings. Pebble Creek is also pet friendly with a policy of one dog at 25 pounds or less. At the back side of the neighborhood, many of the condos have wide views of the golf course from screened lanais and the master bedroom. Other condos are positioned to have lake views. Several different floor plans are on the market for sale at this time with the two bedroom + den models priced in the $500’s and the bigger three bedroom plans asking in the $600’s. These condos make for super seasonal residences. Amenities within the neighborhood are resort style so the living is relaxed and social.
Barrington Club is a low rise condo neighborhood that has charm and everything you need for a Florida lifestyle, whether it be full time or seasonal. The homes here offer good value and people like the pet policy of two small dogs (25 pounds or less). Tucked away in the corner of the Pelican Bay community, it’s an easy walk to the shopping center with Publix, conveniences, restaurants, a pharmacy and shops. Typically, the square footage of these condos ranges from 1500 up to 1700+ square feet with upper units having vaulted ceilings so the feel is spacious and again, good bang for the buck. Each unit has either an attached garage or a detached free standing garage. There have been some stylish renovations done in the neighborhood with some enjoying waterscape or pool views.
Bay Villas is one our favorite villa neighborhoods in Pelican Bay. Cozy comes to mind and no two homes are the same. The architecture, privacy walls, courtyards and gardens, brick paved streets, landscaping and the nooks and crannies give the neighborhood a warm feel. The villas live like single family homes and all are walkable to The Phil (now called Artis Naples) and Waterside Shops. Two big dogs? More? No problem. There is no approval needed so bring on the pets. If your price range is about $1M (plus or minus depending on square footage, pool or no pool, upgrades and location within the neighborhood), then Bay Villas is worth a close look. Remember also that for all owners in Pelican Bay, no matter what the property is that you own, the annual fee for enjoying all of the amenities, three miles of private beach and the beachfront facilities is a mere $2400 per year – the best deal going in all of Naples.
