We are excited to see that one of our favorite communities (Pelican Bay), has remained strong with real estate activity in April through the first two weeks in May. A total of 22 contracts that included 16 condos starting at $419,000 in Barrington club to $3,600,000 in Brighton of Bay Colony – three villas from $1,099,000 for Villa Lantana to $2,400,000 for a beautifully remodeled villa in Tierra Mar and three single family homes from $1,702,000 on Katemore to $2,624,999 on Kingbird.
The good news is that – even during a pandemic – Naples home values did not drop, in-fact reports show April’s overall percent of current list price received increased .5 percent. This figure represents what the buyer paid for their home compared to the seller’s listed sale price. In April, the contract price averaged 95.9 percent of list price. In comparison, during April 2019, the contract price averaged 95.4 percent of list price.
We are optimistic that activity in the Naples area real estate market will continue with a momentum into the coming months. If you’re a seller who took your home off the market in April because you were concerned that social distancing would prevent a sale, consider re-listing your home in May. You could attract an eager buyer.
