 Naples Market Strong

The inventory level of available properties in the greater Naples area is the lowest its been in over six years, and no one can predict exactly how tight the market will get.

The gap between list price and sales price continues to narrow, indicating that properties are priced accurately for local market conditions.  With inventory dwindling, sellers have had more control as they wait for offers nearer to the list price.


Overall Median Closed Sales Price  +9 percent:

June 212 = $190,000        June 2011 = $175,000

Overall Inventory Down 12 percent:

June 2012 = 6,310 properties        June 2011 = 7,208

Closed Sales $500-$1-million price category  + 12 percent

Closed Sales $1-2million price category  + 10 percent


Bonita Springs-Estero Trends

When comparing the Bonita Springs-Estero market this June against just one year ago, some interesting facts emerge.  the June 2012 median sales price in the luxury market $1 Mil+ was exactly the same as one year ago at $1,405,000, but the number of luxury sales has increased by 50 percent.  Two of the top ten June sales were located on Bonita Beach while all the others were in gated golf course communities.
