NAPLES AND FLORIDA FAQS

Frequently Asked Questions about Florida Real Estate and All Things Naples

HOW DO I QUALIFY FOR HOMESTEADING?

You need to own a property as your permanent residence and establish residency by January 1st to qualify for that year. Make sure that you are spending 6 months (+) in your Florida home. Vacation homes, rental properties, and investment properties do not count.

Apply by March 1st with the county appraiser and provide proof of residency with a deed, Florida driver’s license, car registration, voter registration as examples of documents requested. Benefits are savings on property tax and Save Our Homes protection to cap the assessed property value going forward.

DO I NEED TO SIGN A BUYER AGREEMENT?

The short answer is that you do not need to automatically sign a buyer agreement to purchase real estate in Florida. However, if you’re working with an agent, you must sign a buyer agreement before touring homes. That being said, the terms are negotiable and agreements can be customized and/or revised on a case-by-case basis. As examples, an agreement can be written for any duration of time or for a specific property address or a negotiable commission/compensation. This requirement has been in effect nationwide since August of 2024. (Note: You do not need a buyer agreement to visit an Open House)

WHO HAS THE BEST PIZZA IN NAPLES?

Mister01 in Galleria on Vanderbilt Beach Road and now a downtown location. Order at least one “Star” pizza – it’s a must. Even better, the Claudio is a Star pizza with white truffle oil. Naturally fermented dough and no sugar added to their dough or sauce; wine is available.

Mino located at Dockside Boardwalk next to Tin City in Old Naples. Excellent and authentic. Simple and fresh ingredients. Genuine Italian vibe. Considered some of the best Italian food in a town full of Italian restaurants.

Rosedale Brick Oven on Pine Ridge Road. Authentic Neopolitan pizza made with the right flour and the right tomatoes. Plenty of other Italian dishes and an excellent white pizza, too. It’s not a huge place and they get very busy during season. Call and plan ahead.

New York Pizza & Pasta Two locations with the North Naples restaurant conveniently sitting at the corner of Immokalee and 41. Big menu with many other offerings including signature pasta dishes, Italian specialties and fresh seafood. Full service liquor, beer and wine.

Lowbrow Pizza and Beer Limited seating indoors so consider “to go,” online, curbside, or the patio. Lots of awards and pints of craft beer, too. Located in East Naples with another one coming soon to Bonita Springs.
