BOATING COMMUNITIES in NAPLES, FLORIDA

Enjoy the best of all worlds with your boat in the backyard of a Naples waterfront home. There are several neighborhoods in “Paradise” that offer everything that makes living in Naples so special and unique with the extra benefit of boating access to the Gulf of Mexico. Check out the homes for sale links below for single family homes on navigable waters in different price ranges, locations, size lots and features.

Conners at Vanderbilt Beach

The Conners neighborhood is conveniently located for boating, beaches, restaurants, entertainment and shopping. These canal homes are within walking distance to both Vanderbilt Beach and Delnor-Wiggins State Beach Park as well as offering lots of options for boating. The access to the Gulf of Mexico is minutes away through Wiggins Pass with just one bridge with about 20′ clearance. You can also navigate back bay waters all of the way up to Fort Myers Beach without ever going out into the Gulf with opportunities to dock at waterfront restaurants on that scenic ride. Nearby Mercato, Pavilion Shopping Center and Waterside Shops are all minutes away for nightlife and shopping.

Royal Harbor

The Royal Harbor area sits on the east side of Naples Bay and offers no bridge access to the Gulf of Mexico via Gordon Pass at the south end of the bay. Keywadin is right around the corner and the Ten Thousand Islands are almost at your doorstep. The bay front homes on Kingfish Road have panoramic views of Naples Bay. Without bridges, sailboats are welcome. The action of Fifth Avenue South is a hop, jump and a skip away from this area.

Park Shore, Moorings and Coquina Sands

The opportunities for boating in this collection of communities – Park Shore, Moorings and Coquina Sands – is more limited in numbers and by bridges on Park Shore Drive, Harbor Drive and Mooring Line Drive. A special group of waterfront homes nicknamed locally as the “Nifty Fifty” refers to about 50 homes that benefit from no bridge access to the Gulf through Doctors Pass. Nothing is very f
ar from beautiful beaches and the location is convenient to Olde Naples and Fifth Avenue South.

Aqualane Shores

The Aqualane Shores neighborhood is upscale with no bridge access to the Gulf from the west side of Naples Bay. Tree lined streets and wide canals are noteworthy as well as the location near the Third Street South hub of activity.

Port Royal

Large lots and stately homes are featured in the most exclusive community in Naples. There are beautiful beachfront homes south of the Naples Pier along Gordon Drive but most of the properties are canal homes with no bridge access to the Gulf of Mexico via Gordon Pass.
