NAPLES AND FLORIDA FAQs

Frequently Asked Questions about Florida Real Estate and All Things Naples

What is the difference between a Single-Family Home and a Detached Villa?

Both types of homes live exactly the same but a detached villa is always going to have additional regular fees associated with maintenance of the house and contribution to the neighborhood amenities and grounds. You can expect a difference in the cost of insurance depending on how a community master insurance policy is structured.

What boating neighborhoods have “no bridge” access to the Gulf of America?

If you have a sailboat, a large boat or a fishing boat with a flying bridge then you will want “no bridge” access to the Gulf if you want your boat in the backyard. Otherwise, you will need to dock your boat at a marina with the same type of access. In Naples, popular neighborhoods with “no bridge” access are Port Royal, Aqualane Shores, Royal Harbor, Golden Shores, Oyster Bay, Windstar, Gulf Shores, and the “Nifty Fifty” homes in Moorings that have access through Doctors Pass.

To the north are Barefoot Beach, Bonita Shores and , (all within Collier County). To the south between Naples and Marco Island is Isles of Capri. Note: there are other factors to choose the right location such as depth of water, manuervability, tides, and the draft of your boat.

What documents do I need to get an accurate homeowner insurance quote?

For a single-family home, an insurance agent is going to ask for the MLS property listing (building age, square footage, any impact windows & doors, type of construction, etc., etc.) an elevation certificate, typically a property survey, the wind mitigation report, and many times a complete copy of the home inspection results. If the home is old enough, then a 4-Point Inspection is required.

The purpose of the 4-Point Inspection is to confirm that the roof, HVAC system, plumbing system, and electrical components meet minimum standards. Homeowner insurance for a condo is usually less involved because there is going to be a master insurance policy for the building. After the Surfside collapse in the Miami area, there are new inspection reports required for high-rises that would be part of the documents to be reviewed as part of the purchase process.
