As of this moment, there are 110 properties in Pelican Bay under contract…….this is in addition to the 95 properties that have closed in the last 120 days. Following the typical pattern, buyers looked around at the possibilities during the months of January and February and now there is a flurry of activity before they head back north. We did get a little earlier start this season as some buyers who were familiar with our real estate market recognized that the inventory of homes, villas and condos is significantly reduced from previous years. Those buyers didn’t need to spend time with a learning curve and quickly figured out that they should pull the trigger sooner rather than later. The law of supply and demand is exerting pressure on buyers to make decisions as prices trend up.
Time is of the essence – our advice to buyers is to take action now. You should not expect more listings to come on the market for sale this late in the season and you do not benefit by waiting. As each day passes, there is less inventory available and the chances of having to compete for the best properties increases. - 13 Single Family Homes under contract with list prices between $795,000 and $6,775,000
- 18 Villas under contract ranging from a pet friendly Bay Villas property listed at $589,000 to Isle Verde listed at $2,694,800 (including a Cocobay villa that lasted all of one day on the market for sale)
- 79 Condos under contract from a low rise listed at $349,000 to a luxury condominium in Windsor of Bay Colony listed at $7,195,000.
There are still good opportunities in Pelican Bay but, do no wait any longer.
