Pet Friendly Real Estate in Naples and Bonita Springs, Florida

Looking to buy a home or condo in Naples, Florida, but finding it tough because of your pet? Two big dogs in the family? A cat? A bird?

Naples is pet friendly – really, it is – you just need some guidance on where to find your own “Piece of Paradise” for both you and your furry family members. We’re not saying it is easy, but we have the experience and knowledge to point you in the right direction for your budget and your pets. Pet policies and restrictions are going to vary from one community to another and from one condo building to another building in the same community. It can also be frustrating for pet friendly buyers because of inaccurate information in property listings and relying on real estate agents who don’t have updated pet policy details. Search on the internet all you like, but you will find yourself barking up the wrong tree (sorry……couldn’t resist).

Many single family homes will be listed as “No Approval Needed,” and very often this is true. However, if there is a homeowners association in the community there is probably a line in the Rules & Regulations regarding prohibited breeds at the very least. If you have a pitbull or a Rottweiler, as examples, we may have to go to neighborhoods which have no controlling homeowners association.

Typically, it will be a single-family home that offers the most flexibility for the type of pets, size of pets, number of pets, and breeds. In a gated community of single-family homes with a homeowners association, there may very well be restrictions for number of dogs and very likely guidelines for accepted breeds. Expect those communities to show either “No Approval Needed” (which is not actually the truth) or “With Approval” in a MLS listing for the property.

Condominiums are always going to have some restrictions. It is extremely rare to find a condo in any price range that is so liberal in the pet policy that you can bring along whatever four-legged friend you have. Condos are usually going to show as having “Limits” or sometimes “With Approval.” If the MLS listing indicates “Not Allowed,” then there is some certainty that it is factual. Generally, the limitations in a condo pet policy are going to be the type of pet (dog, cat, birds), number of pets, weight, height at the shoulder, and/or breed. Within larger communities with a master homeowners association like Pelican Bay or Pelican Marsh, each smaller neighborhood or cluster or condo or building is going to have their own pet policy. You need to know the details of those individual pet policies that go above and beyond whatever might be mentioned in the master association documents.
