BUYER REPRESENTATION in FLORIDA

You may or may not be aware of an important change in the residential real estate industry that goes into effect August 17, 2024. Nationwide, buyers will need to sign a buyer agreement for representation to tour and ultimately purchase a property.

If you are coming from a state in which exclusive buyer representation is already a required standard, then you are already accustomed to this practice. Although we have had this type of representation available to us in Florida, few agents have introduced their buyer clients to it, for various reasons. Now it will be mandatory for a buyer to sign an agreement which describes the representation, duties, responsibilities for all parties, term length and agent compensation. This buyer agreement can be customized to suit specific situations such as a particular community, a period of time or even a single property address, if appropriate.

When choosing a Realtor, you should pick a real estate agent who has earned the Accredited Buyer Representative designation from the National Association of Realtors. We have earned it. The ABR designation represents the successful completion of educational coursework, having completed a certain number of transactions specifically representing buyers and holding additional certifications. The ABR designation reflects a higher level of performance and professionalism.
