Naples Market Report

Southwest Florida is one of the most desired destinations for both the American and International buyer with Naples, Bonita Springs and Fort Myers Beach areas in the forefront. Whether you are interested in a retirement home, 2nd home residence for the winter months, or an investment property this is where you want to be.

If you’re thinking of buying a beachfront home in Southwest Florida we offer quite a selection of beachfront homes – from beach cottages, luxury beachfront homes with all the bells and whistles, to beachfront estate homes. With approximately 22 miles of the most beautiful stretch of sand in Southwest Florida, your beachfront home dreams will come true here.

The figures below confirm the strong activity we’ve all noticed this year for the luxury market (which in our area is usually the beachfront homes).

Naples

Naples Beachfront Homes

Naples offers 12 miles of beachfront homes – with single family homes (mostly estate homes) at an average sales price of $7M+. The activity level in the form of number of sales here is more important than the ASP, because of the vast differential in these ultra-luxury homes prices.

Bonita Springs

Bonita Springs Single Family Homes - Beachfront Cottages

Bonita Springs offers a 4-mile beachfront stretch that is mostly single-family homes – divided between the Barefoot Beach development (a private community) and the Hickory Blvd.-Bonita Beach area and known for its relaxed and quiet lifestyle. Average sales price $3.M+.

With only a total of 125 beachfront home sites, the supply will always be low and currently the demand is high. 50% of these homes were old Florida beach cottages that have been torn down and replaced with new luxury homes. In the last 4 years approximately 7 new homes/per year have been under new construction – so pretty soon it will be very hard to find a simple, charming beach cottage.

Fort Myers Beach

Fort Myers Beach FL

Fort Myers Beach area is a 6-mile long island and favored by buyers for its young spirit and very active and lively lifestyle. If you’re looking for a true beach cottage, this would be the right place to search. Average sales price $1.4M+. Development, which was very much needed, has been going strong in the last 18 months, with new bike path on the main drag, new streets with sidewalks constructed and hundreds of Royal Palms installed.

Naturally, it attracted the developers and new luxury beachfront homes are being built. In a price comparison to beachfront homes in Naples and Bonita Springs, Fort Myers Beach area is a great investment opportunity for future appreciation.
