When you couple this critically important factor with tools that allow to refine your search, determine your own criteria and save searches that will feed you automatic updates with new listings that meet your criteria, then you are equipped to keep up with a changing real estate market.
We have encountered so many disappointed and disenchanted potential buyers who have been conducting their searches on websites such as Zillow and Trulia. The information they are getting is often very outdated, misleading, and, many times, dreadfully wrong. Do not believe everything you see and read on the internet. Recently, those sites in particular have been devastated by hackers and agents across the country have been deluged by phone calls from the public seeing homes supposedly “for sale” online that are either not available at all or they are shown at prices far below actual list price. Just yesterday, I received one phone call inquiring about a false listing on Zillow that had actually closed six months ago and another phone call about a house on Zillow that showed the price as $565,000. Actual listing price for that home? $2,395,000.
A recent study done showed local brokerage sites (like StepsToTheBeach.com) display 100 percent of agent-listed homes for sale, compared to about 80 percent for third-party aggregators like Trulia and Zillow. This makes sense as the local brokerage sites are fed directly by their local MLS systems. Local sites also show newly listed homes for sale seven to nine days earlier than national portals and local sites almost never list a home as “active” once it has been sold. The study indicated that some 36 percent of listings that appear as “active” on the national portals are no longer for sale.
Do yourself a favor, work with up-to-date and accurate information. Click on the ADVANCED SEARCH link and play with some searches. Fine tune things and tweak your custom criteria to suit your needs.
