The summer of 2013 has been the busiest summer on record for real estate transactions in the Naples, Florida area. This didn’t happen overnight as the trend has been building up to this crescendo for the past couple of years. Gone are the days of taking a rest from real estate during June, July, and August.

- The inventory of homes for sale is the lowest it has been for years. The laws of supply and demand are working in the favor of the seller right now and you should take advantage of this window of opportunity.
- Buyers during the summer are serious. The buyers have come around to the realization the market is rapidly changing and they are making special trips to Naples this summer to make their purchase. Although our population spikes during the winter months and you see more activity everywhere you go, this commotion does not translate to that perfect serious buyer for your home. Here are the two ends of the spectrum: Over the years of doing many Open Houses in Pelican Bay, I recognize the same people who have a hobby of going to open houses but have no intention of moving, but when I have a buyer who has made it a point to schedule well in advance a weekend in August or September with the intention of making it happen, those people are serious buyers.
- There is less competition at this time of year. Historically, it is very typical for sellers to think they should wait until the high season approaches to go on the market for sale. That means that if you join the crowd, you are in a less advantageous position because now you have more competition. Why wait when you can be the only kid on the block?
- We have buyers waiting for the right home to come on the market. Currently, we have a number of very serious buyers who are ready to pull the trigger, but the right home has not come on the market for sale. These buyers are ready, willing, and able – they just haven’t seen the perfect home because it’s not there…….yet.
