If you have been distracted lately by other things, you might be surprised to learn that the real estate activity hasn’t stopped in and around Naples, Florida. In fact, we’ve been busy during the last two months that has been boosted by people evacuating from high tax states and metropolitan areas. Michigan, Illinois, Indiana and Ohio have always been sources of migration to Naples, Florida. Now we are seeing much more interest from New Jersey, New York, Connecticut, and even California.
Many folks that had a “Piece of Paradise” in their future are accelerating their plans to purchase in Florida. Some had Naples in their minds as they get closer to retirement. Many have decided that enough is enough up north and are intent on making Florida their primary residence because we do not have state income tax. Others recognize that they deserve the Florida lifestyle along with the “pros” of establishing residency in Florida. Whatever the motivation, we have seen almost 1,000 real estate closings and properties going under contract in the past 60 days – that is just for single family homes. The condominium activity isn’t far behind with another 600 condos settling or going into a pending status.
Where are the contracts being written? The hot areas have been the Vanderbilt Beach area for both single family canal homes and condos, investment properties in Naples Park, Pelican Bay (homes, condos, and several villas) as well as properties in Park Shore, Moorings, Coquina Sands. Nothing slows down high-end neighborhoods including Olde Naples, Port Royal, and Aqualane Shores.
